Table A - Optional Requirements on ALTA/ACSM Land Title Surveys

The "Minimum Standard Detail Requirements for ALTA/ACSM Land Title Surveys" includes a list of 18 optional items that may be requested as a part of a Land Title Survey. 

These items are contained in Table A of the ALTA/ACSM Standards and should be specified with the order so the surveyor knows all of the client's requirements when putting together the proposal. 

Many of the optional items are related to one or more endorsements that can be added to the standard title insurance policy, such as those for access, zoning and utilities, while other Table A items are simply at the choice of the client, such as including a vicinity map.

Some Table A items can add significantly to the cost of the survey, such as Item 11b (location of utilities as determined by "observed evidence together with evidence from plans obtained from utility companies, or provided by client, and markings by utility companies and other appropriate courses...").

Persons involved in the ordering of ALTA/ACSM Land Title Surveys should be familiar with Table A and prepared to identify the items that they would like included on their survey.
